1. Bookings are accepted on condition that all reasonable care is taken of the property and contents. The property must be left in a clean and tidy condition and you should be aware that all damages and breakages are the guest responsibility and their cost shall be refundable on demand.
2. When a booking is made less than ten weeks before arrival the full cost of the holiday is payable immediately. No VAT is chargeable on the holiday rental.
3. The booking is confirmed following receipt of the Deposit and you are then contracted to pay the balance of the holiday cost when it becomes due. NO REMINDERS WILL BE SENT.
4. Holidays start from – 4 pm on arrival day and end at 10.00 am on departure day.
5. Bookings are accepted on condition that no more than ten of shall use the property, except by prior agreement in writing. Our properties are principally designed for family holidays and we reserve the right to refuse any booking which may in our opinion, by reason of numbers or composition, be unsuitable for the property concerned. NO STAG OR HEN NIGHT PARTIES WILL BE ACCEPTED
6. A booking is complete once you have received confirmation of your holiday booking from Gillian Cooper in writing (“Booking Confirmation”). When you receive the Booking Confirmation from Gillian Cooper a contract will come into existence.
7. If you wish to alter the dates of your booking after confirmation has been issued an administration fee of £100 will be made.
8. Cancellation — if you cancel a confirmed booking the owner will endeavour to re-let the property. If the property is re-let we will refund any monies which have been paid by you less a Cancellation charge of £100 per stay booked. If we are unable to re-let the property you will be liable for the balance of the rent (if not paid) and there shall be no obligation on our part to repay or forego any rent paid or unpaid.
9. OUR RIGHTS TO MAKE CHANGES.
9.1. Minor changes to the booking. We may change the booking or service provided:
a) to reflect changes in relevant laws and regulatory requirements; or
b) to implement minor technical adjustments and improvements.
9.2. More significant changes to the booking and these terms/non-availability of property. If for any reason beyond Gillian Cooper’s control the property is not available on the date booked, or if the property becomes unsuitable for holiday letting, all rent and charges paid in advance by you will be refunded in full and Gillian Cooper reserves the right to cancel the booking. Where possible Gillian Cooper will provide you with 4 weeks’ notice except in exceptional circumstances.
You will have no claim against Gillian Cooper
10. The contract is with Gillian Cooper, being the owner of the accommodation and you the person signing the booking form.
11. The person who completes the booking and therefore accepts the terms of these booking conditions confirms that:
a)He/she is responsible for agreeing to the booking conditions on behalf of all other persons included in the booking, including those substituted or added at a later date; and
b)He/she is over twenty-one years of age and a member of the party intending to occupy the property; and
c)He/she agrees to take responsibility for all parties occupying the property.
12. No liability is accepted for any loss, damage, sickness or injury howsoever caused which may be sustained during the holiday to the Guest or any member of the party, or invited person, or any car and its contents, or any possession of the Guest or any member of the party as defined above.
13. No pets allowed.
14. Sorry no smoking allowed on the premises at all.
15. Equipment — each property is fully equipped to the English Tourist Board standards or above. All bedding is provided (except for baby bedding) and bed linen and bathroom towels are provided for use in the property.
16. You will permit the owner with our without workmen or others, at reasonable times to enter, inspect and if necessary carry out repairs to the property. You must not assign or part with possession of the property, part of it, or anything contained in it. Nor must you use the property for other than holiday occupation by the persons named on the Booking Form.
17. Problems — if you have any cause for complaint or accidental damage occurs you must report it to the owner. Any complaint made after the holiday cannot be entertained, as it cannot be fully investigated.
18. All descriptions, advertisements and representations are made in good faith, but the owners reserve the right to make changes or alterations to the property as they deem necessary
You agree:
1. To vacate the property by 10am on the day of departure;
2. To pay for any losses or damages to the property, caused by you or a member of your party (reasonable wear and tear excluded, which is for the avoidance of doubt means repairs that are decorative and wear out or come adrift in the course of reasonable use) which will be determined at Gillian Cooper’ discretion;
3. To inspect the inventory left at the property and report any discrepancies or concerns to Gillian Cooper within 24 hours of arrival. If no discrepancies are reported the inventory will be deemed to be correct.
4. Take good care of the property and leave it in a clean and tidy condition at the end of the holiday. A cleaning service is not provided during the holiday unless otherwise specified or agreed.
5. To permit Gillian Cooper reasonable access to the property.
6. Not to part with possession of the property, or share it, except with members of the party confirmed at the time of booking.
7. Not to sell or transfer the booking to another party without written agreement of Gillian Cooper.
8. Not to exceed either the total number of people stipulated in the property description or the total number of people stated in the Booking Confirmation.
9. Not to have anyone other than those detailed at the time of booking and listed in the Booking Confirmation staying at the property.
10. Not to use a cot for a child over 24 months.
11. To respect the privacy and well-being of those occupants of neighbouring properties and not to cause an annoyance or become a nuisance. Complaints from neighbours about your behaviour may result in Gillian Cooper requiring you to leave the property immediately without a refund of any monies paid by you
12. To take care when using sun cream, fake tan, hair dye, waterproof make up and henna tattoos and other such items which may cause damage to linen, bedding and towels. A charge may be levied to replace any items damaged by such products
13. To adhere to the hot tub rules if you require use of it. Gillian Cooper reserves the right not to make this available at any time
14. To have adequate holiday insurance to cover the cost of accidental damage or provide a cautionary deposit.
Gillian Cooper accepts no responsibility for injury or accidents.
In making a booking we will ask for personal information such as your name, postal address, email address and telephone number as well as payment details. We will use the personal information you provide to us:
a) to action the booking request and provide the holiday let to you;
b) to process your payment for the holiday; and
c) to inform you about news, offers and information about similar services we provide which we think may be of interest to you.
